Generally speaking, forums are interactive platforms where people get together to pass on information and general banter among themselves. It's okay to advertise a property in a forum if someone specifically requests the information and a passing visitor or fellow member knows of a place, or has a place themselves to offer, that fits the OP's request.
However, when you see 'New Member' post 1 (and there's a few of them!), and that post offers nothing more than an uninvited opportunistic free advert with no added value outside of the self promotion, then I would tend to ignore them.
There are so many places to advertise for free without spamming forums. Alas, this new practice is on the increase by the looks of things, as tight fisted realtor's start outsourcing such tactics to India and the Philippines for a mere few cents a drop. In fact, 'Outsourcing' is the new buzz word in the world of the Netentrepreneurs, and the Internet Gurus are starting to actually sell courses on how best to do it in 2010, some being white hat, some black hat, and a few in-between.
Nothing wrong with the outsourcing promotional campaigns per se, so long as they're not used to spam. In other words, done correctly and with respect.

Grey Hat, is somewhere in between, meaning these people generally follow the rules of netiquette and offer value, but will be open to try a few sneaky methods once in a while to boost their presence. These types might sale close to the wind, but are generally more principled and fair than immoral and debauched.
Dumping property ads in a forum then never returning to address any questions that others might have might not be a malicious practice, but it is an unethical and disrespectful type of self promotion. Usually, but not always, the ads are not posted by the advertisers themselves but by someone offering a service to spam forums, blogs, and social networking sites for a fee.

The OP has given a phone number to contact. I rent out a house and advertise here, and on your own site. AF was by far the most successful. I request contact by pm. I wouldn't give out my number, unless I really had to.
How do you know that the property hasn't been snapped up in an instant by someone calling the proffered number?
I got in touch with Mr Roomfider re. a place in On Nut advertised at 7.5k pcm. "Sorry, all units in that block are between 12 and 15k" was the answer.
Where's the ethics there?

Of course, this is possible, but unlikely! As someone who's been a full time web publisher for over 6 years now, you can't help but become adept at spotting the SPAM. But once again, it comes back to netiquette Bet. This isn't a place for free classified ads, this is an interactive forum. If the property was snapped up, then the poster should update their post and let everyone know it's no longer available. This way, others will not have to waste their time with future thread questions or PMs. That's what you do on forums, you interact with others, unlike free-ads, where you might just let an ad run its course.

You're right, it's a sneaky way of advertising. I'm on your side. Throw a dangling carrot just to get someone to contact you only to then offer them what you didn't actually advertise, is indeed unethical.
But don't forget too, that MrRoomfinder is not a real estate agent and i don't personally represent the tenants, private landlords, or estate agencies who patronise the site. MRF is simply a free-for-all property portal. Every single advertiser is in full control of their own account. I have no way of verifying the accuracy of these ads any more than the classified section of the Bangkok post do over their advertisers, or Baht & Sold, or Thai Visa, or Richard Ellis ad infinitum...

Assuming you've now read the above, i'd be interested to hear what you think i should be doing, or perhaps what you yourself would do if it were your project? I'm certainly open to suggestions as i know there's always room for improvement in any online venture, and that includes the big names too. Is there something i could perhaps learn from Craigslist or Thai Visa classified who both offer free ads for Thailand real estate?
MRF is not perfect but the fact of the matter is that tenants DO find homes, and Advertisers DO find tenants, and it costs them nothing for the service. There's only so much one can do to regulate a free advertising platform. Isn't there?
